A Tune-Up That Actually Prevents Breakdowns

85% of the no-cool calls we run in July trace back to a part that was already failing in May. A real 21-point tune-up finds it before the heat wave does.

What's actually on the tune-up

Every tech follows the same checklist and leaves you a written condition report — no verbal "everything looks fine."

Electrical

  • Tighten all electrical connections
  • Test capacitor microfarads
  • Amp-draw test on compressor and fan motors
  • Inspect contactor for pitting
  • Verify disconnect and breaker sizing

Refrigerant

  • Measure superheat and subcool
  • Inspect lineset insulation
  • Visual leak check at service valves
  • Verify refrigerant charge to manufacturer spec

Airflow

  • Replace or wash filter
  • Clean evaporator coil face
  • Rinse condenser coil (chemical if needed)
  • Verify blower CFM at rated static pressure
  • Inspect blower wheel for buildup

Drainage

  • Flush primary condensate line
  • Treat with algaecide tablet
  • Inspect drain pan and float switch

Controls

  • Calibrate thermostat
  • Test safety switches
  • Verify staging on two-stage/variable systems
  • Provide written condition report

Pick the maintenance plan that fits your home

Every plan covers two full visits a year — spring for the AC, fall for the heat — plus 24/7 emergency service and member pricing on parts and labor. Longer terms lock in a lower yearly rate and move you further up the schedule when the weather turns. Not sure which tier fits your equipment? Call 215.725.6111 and we'll tell you straight.

What your system needs, month by month

Philadelphia weather is hard on HVAC equipment — humid summers, damp shoulder seasons, and cold snaps that run heat pumps through constant defrost cycles. Here's the simple calendar we follow with members so nothing gets missed and no system gets asked to start up cold after months of sitting.

March – April

AC pre-season tune-up. Catch a bad capacitor before the first 90° day.

May – August

Filter changes every 60 days. Rinse the condenser coil after cottonwood season.

September – October

Fall heat tune-up. Clean burners, test flame sensor, verify CO output.

November – February

Monthly filter checks. Watch for icing on heat pumps during defrost.
